Warranty Policy

Last Updated: March 5, 2026

At Tiny House Ltd, we are committed to providing quality tiny homes and container homes built with reliable materials and workmanship. This Warranty Policy explains the coverage provided by Tiny House Ltd, as well as the responsibilities of the homeowner.

Please review this policy carefully before purchasing your home.

1. Limited Structural Warranty

Tiny House Ltd provides a 12-month Limited Structural Warranty beginning on the date the home is delivered.

This warranty covers eligible defects in workmanship and structural components that occur under normal residential use.

Covered components may include:

  • Structural framing
  • Roof structure
  • Exterior wall construction
  • Factory-installed flooring
  • Factory-installed windows and exterior doors
  • Factory-installed cabinetry and interior finishes where the issue is related to workmanship

If a covered defect is verified during the warranty period, Tiny House Ltd may, at its discretion, repair the affected component or replace it with an appropriate equivalent.

2. Manufacturer Warranties

Certain appliances, equipment, and components installed in your tiny home or container home may be covered by separate warranties provided by their original manufacturers.

These may include:

  • Heating and cooling systems
  • Water heaters
  • Refrigerators
  • Ovens and cooktops
  • Electrical components
  • Plumbing fixtures
  • Windows and doors
  • Solar equipment, where applicable

Warranty claims relating to these products may need to be submitted directly to the relevant manufacturer and will be subject to that manufacturer’s warranty terms and conditions.

3. Items Not Covered

This warranty does not cover issues resulting from:

  • Ordinary wear and tear
  • Cosmetic changes or imperfections that do not affect normal functionality
  • Damage occurring during transportation by a third-party carrier after delivery has been accepted
  • Misuse, abuse, neglect, accidents, vandalism, or unauthorized alterations
  • Severe weather, flooding, fire, earthquakes, lightning, or other natural events
  • Improper installation, relocation, or foundation work that was not performed or approved by Tiny House Ltd
  • Routine maintenance or maintenance-related items
  • Mold, mildew, or moisture problems resulting from inadequate ventilation or improper maintenance
  • Damage caused by insects, pests, animals, or wildlife

4. Owner Responsibilities

To help maintain warranty coverage, homeowners are expected to:

  • Complete regular maintenance as recommended.
  • Keep the home clean and adequately ventilated.
  • Follow the operating, care, and maintenance instructions supplied with the home.
  • Address minor problems promptly to help prevent further damage.
  • Use the home for its intended residential purpose unless another use has been agreed to in writing.

Failure to properly care for or maintain the home may result in certain warranty claims being denied.

5. Submitting a Warranty Claim

If you believe your home has a problem that may be covered by this warranty, please contact us as soon as reasonably possible.

Please provide the following information:

  • Full name
  • Order number
  • Purchase date

  • Clear photographs or videos showing the affected area

After receiving your claim, our team will review the information provided. We may request additional details, photographs, videos, or an inspection before deciding whether the issue qualifies for warranty coverage.

6. Warranty Repairs

When a warranty claim is approved, Tiny House Ltd may, at its discretion:

  • Repair the affected item
  • Replace the defective component
  • Provide suitable replacement materials
  • Offer another reasonable solution to resolve the covered issue

Any repair or replacement completed under this warranty does not restart or extend the original warranty period.

7. Warranty Limitations

This Limited Warranty applies to the original purchaser and may not be transferred to another person unless Tiny House Ltd provides written approval.

To the fullest extent permitted by applicable law, our responsibility under this warranty is limited to repairing or replacing defects that are covered by the policy.

Tiny House Ltd is not responsible for indirect, incidental, special, or consequential losses, including loss of use, temporary accommodation expenses, lost income, or damage to personal property, except where such limitations are not permitted by applicable law.
